A contemporary dual occupancy design
Long before dual occupancy and subdivisions became a buzz word and way to create wealth, Swarup developed his First Home into his first property subdivision long before most others entering this subdivision profession.
It was even more difficult then as the subdivision idea in a high end leafy suburb threw cries of anxiety with the neighbours.
But the land was large and persistence paid despite the whole council opposing the Application.
To complicate matters there was a "heritage listed" tree in the front yard where the dual occupancy was located. And on either side were grand Victorian mansions with ball rooms, tennis courts and more- even a cricket pitch!
Persistence, good design and town planning knowledge underpins his drive for success.
Swarup graduated from University with a degree in Architecture, studied for his Masters and belongs to the Planning Institute of Australia, the Victorian Planning and Environmental Law Association and the Institute of Architects as Aff Member.
He was trained by a Master Architect and associate of the legendary Le Corbusier. His fond memories of seeing hand drawn sketches by Le Corbusier (The Raven) will never leave his thoughts.
There were rolls of the old butter paper with the typical Corbu style of sketching a concept.
While his thesis was a live home project, he has worked on exciting projects both internationally as well as in Sydney and Melbourne. Projects from high density with a back lane in the sky to luxury water front homes, industrial parks and health and education projects. The list goes on...
Managing 250+ planning permits over a relatively short period required more than just Human Resources skills.
The key to success lay in managing a team of drafting staff, admin support and producing designs that delivered planning approvals.
A significant amount of time was dedicated to strategy and negotiations with council's planning officers who were responsible for issuing the planning permits.
There were external parties like Councillors, the Mayors, General Manager of Planning, the referral parties like the CFA, VicRoads and others who would have a say in whether the permit should be granted or refused. Each one had to be managed well.
