Industrial Building Permit Secured Despite Site Constraints.


A planning permit was issued on Tuesday, 8 September 2026, for a new industrial building—just four days after the application was lodged on Friday, 4 September 2026.


Although the proposal was relatively straightforward, the site presented several practical challenges that required careful planning and coordination.


Overcoming Traffic and Access Challenges


The property had narrow vehicle access and limited space for on-site parking. Designing a functional car-parking layout within these constraints required a practical approach that balanced vehicle movements, site efficiency and planning requirements.


I prepared the car-parking design, while Adam, our wonderful traffic engineer, provided the traffic expertise needed to support and refine the proposal. His input helped demonstrate that the proposed access and parking arrangement could work effectively.


Working Around the Sewer Alignment

A major sewer line also ran diagonally across the land, creating an additional design constraint. Its location had to be considered carefully when positioning the building and arranging the site layout.


These underground infrastructure issues can significantly affect development design, particularly where they influence building setbacks, access, service connections and the location of hardstand areas.


A Straightforward Proposal with the Right Strategy

Despite the site constraints, this was a relatively simple proposal: a new building on appropriately zoned industrial land.


The successful outcome demonstrates the value of identifying site issues early and addressing them directly through a coordinated planning, design and traffic strategy. A well-prepared application can help Council assess the proposal efficiently, even where the site itself presents challenges.


Every Application Has Its Own Journey

This approval also reminded me that planning applications can progress very differently, even when the sites have similar characteristics.


Another application for a larger industrial project, on a site that also had traffic-related challenges, continued for several months before a permit was eventually issued. The contrast highlights how factors such as project scale, complexity, traffic impacts, information requests and the assessment approach can influence the timeframe.


It also brings to mind duplex applications in Brisbane and Adelaide, where some proposals have progressed surprisingly smoothly despite their own site and planning considerations.


The Importance of Early Coordination

Successful development outcomes are rarely based on one discipline alone. Planning, design, traffic engineering and infrastructure assessment often need to work together from the beginning.


For this industrial building, the key steps included:


Understanding the site’s access and parking limitations.


Preparing a practical car-parking and vehicle-movement layout.


Coordinating with a traffic engineer.


Identifying the diagonal sewer alignment early.


Designing the building around the site’s physical constraints.


Presenting a clear and supportable planning application.


The permit outcome shows that even challenging sites can be successfully developed when the constraints are understood early and addressed through a coordinated design process.
