Sweet success for the owners, the team and the great planning officer!



The joint owners of the land entrusted us to take over the project from a top architectural firm — a challenge we gladly accepted and delivered with pride. After months of collaboration, refinement, and dedication, we successfully secured planning approval for an integrated development comprising an Early Learning Centre for 130 children, a retail building, and a striking six-storey residential complex with more than 50 apartments.

Taking over midstream can often be tricky, but our team brought a fresh perspective and clarity of vision to the project. We redefined the design to better respond to the urban context, strengthened the site’s interface with the street, and balanced the mix of uses to create a vibrant and connected hub for the community.

Our in-house design and planning teams worked extensively on the site’s urban design outcomes — documenting every element from conceptual layouts through to detailed plans, sections, and fully rendered 3D visuals. The result is a cohesive design that not only meets but celebrates the objectives of the planning scheme.

This week, the permit was officially approved — a milestone achievement that reflects the strong collaboration between our studio, the landowners, and the planning officer who recognised the quality and merit of the proposal.

Project details


  • Mixed-use development comprising:

    • Early Learning Centre for 130 children with dedicated indoor rooms, pram storage and generous outdoor play areas.

    • Retail premises of approximately 703 sqm over ground floor and mezzanine levels, supported by customer car parking.

    • Six-storey residential building providing 52 apartments in a mix of one and two-bedroom dwellings, carefully planned for light, outlook and amenity.

  • Basement and on‑grade parking designed to support residents, childcare staff and visitors, with separate access arrangements for safety and efficiency.

Early Learning Centre


The approved Early Learning Centre accommodates eight rooms across infant, toddler and pre‑school age groups, providing a clear progression for families as children grow. Play spaces have been designed with unencumbered indoor areas that exceed regulatory minimums, and a dedicated outdoor play zone of approximately 917 sqm ensures every room has direct access to fresh air and sunshine. The layout separates service functions from child‑focused areas, while a legible entry sequence and parents’ drop‑off zone keep arrivals and departures calm and safe. Staff amenities and back‑of‑house areas have been integrated to support long‑term operational efficiency and high‑quality education and care.


Wind analysis and comfort

Given the building’s height and mixed-use nature, we provided a detailed Wind Analysis Report to test pedestrian comfort at ground level and on elevated terraces. The study assessed prevailing winds, down‑wash effects from the six-storey form, and potential corner accelerations, then recommended targeted design responses including screens, soffit treatments and strategic landscaping. These mitigation measures were integrated into the architecture to create comfortable outdoor play areas for the childcare centre, weather‑protected entries to the retail and residential lobbies, and a generally pleasant public realm around the site.
