My clients engaged me to design their new home by the beach on a vacant site with several significant constraints, including flooding, a restricted development area and an existing covenant.



The project reminded me of a beach house I had previously secured approval for and later owner built.


That site had a creek running through it, extremely poor soil conditions and strong initial resistance from Council, which maintained that the land could not be developed. After a two-year planning battle, I obtained approval and completed the build. The property was later sold by the subsequent owner for more than $5 million. It had 360-degree views - from the mountains to the sea. we watched the whales migrating and counted hundreds.


For this new coastal project, I designed a resort-style home tailored for entertaining up to 100 guests. A half-size tennis court and swimming pool created an exceptional lifestyle setting by the sea.


The home included four bedrooms, a dedicated Zoom room, wine cellar and tasting room, and even a cigar room—combining relaxed coastal living with spaces designed for hosting and enjoyment.
