Every now and then, a planning project comes along that truly tests the limits of what patience, expertise, and collaboration can achieve. This was one of those projects.


On a vacant block zoned Neighbourhood Residential, our clients dreamed of building a multi‑generational home for two families and their grandchild—a space where memories could be made for decades to come. Alongside the home, they also envisioned a separate small medical centre with its own entrance and parking, creating a place that could serve both family and community.


Sounds simple enough on paper—but nothing about this site was straightforward. The land was affected by Cultural Heritage controls, located in a serious flood overlay, and had a main drainpipe running diagonally through the rear of the allotment. Each of these constraints came with its own long list of technical hurdles, and every department—from council planners to engineers, landscape officers, and Melbourne Water—had concerns that needed to be carefully worked through.


After months of detailed analysis, design revisions, and negotiations, we finally secured what can only be described as a once‑in‑a‑lifetime permit. Council’s approval acknowledged the balance between liveability, safety, and design integrity—and most importantly, the commitment of our clients to create something meaningful on this challenging piece of land.


Construction has now begun, and the owners were quick to get started—fully aware that this was a one‑shot opportunity. They knew the effort it took to reach this point and were determined never to go through that process again.


For us, it’s a proud reminder that even the most complex planning challenges can be overcome with persistence, local knowledge, and a clear vision of what’s possible.
